Restrictions for Asenso Yuhum project in Vista Alegre approved

The Master Deed with Declaration of Restrictions for the Asenso Yuhum Residences (Phase 1) in Barangay Vista Alegre, Bacolod City, has been signed by the city government and the three companies, all headed by William Russel Scheirman Jr.

The restrictions include a unit owner’s rights to common areas, use of the unit and the common areas, general cleanliness, safety, and sanitation, sale or alienation of units, notice of lien or suit, mortgage and lease, dues, compliance with laws, rules and regulations of the Condominium Corporation, house rules, insurance, termination and dissolution, among others.

Phase 1 of the housing project has four buildings at four storeys each. Under the master deed, Sampaguita One and Two will have 64 units each, Gumamela will have 80 units, and Rosal with 88 units.

These first 296 units are set for turnover this month with no less than President Ferdinand Marcos Jr. leading the ceremony, Mayor Alfredo Benitez earlier said.

Bacolod is among the first local government units in the country to be enrolled under the 4PH, or Pambansang Pabahay para sa Pilipino program of the national government.

Aside from the Asenso Yuhum Residences in Vista Alegre, Benitez also signed last month the memorandum of agreement for the Yuhum Residences-Banago housing project with Department of Human Settlements and Urban Development (DHSUD) Secretary Jose Rizalino Acuzar.

The MOA will pave the way for the construction of more than 3,000 condominium-type housing units under the flagship 4PH, said Acuzar, who described Benitez as “champion of the housing sector for his support to the 4PH and commitment to deliver the first-ever housing units under the flagship program”.

The city is also planning the construction of about 1,400 units in its Yuhum Residences-Estefania property. | CGC
